Negotiating on New Construction Homes
Not sure if you need a buyer's agent when purchasing a new home? Consider this; the sales agents at new construction sites are employed by a particular home builder and are there to represent the new home builder's best interests - their mission to sell you a home from their employer, and are paid to look out for that builder’s interests alone.
Now, buying your new dream home is often very exciting and can be overwhelming at times. You need to be fully informed about the details of the new community, the advantages of one community over another, options various builders can provide, the designated school systems, and with the particular restrictive covenants of the subdivisions as well as the contractual terms of the purchase contracts.
It is a sales agent’s job to provide good customer service! But remember... when walking into a showhome, you are the "customer" - not the “client" - and when it comes to real estate buyer representation, negotiations, and contractual terms, there are important legal obligations and fiduciary duties owed to clients that are not a requirement for a customer. We can explain those differences, and help to ensure your interest are completely represented.
New Home Buyer Representation - Hire A Buyer's Agent!
Many people believe that if they deal directly with a new home builder instead of hiring their own buyer's agent to assist with their new home purchase, that the builder will "discount" the purchase price. This simply isn't true.
The fact is, most home builders consider real estate commissions a necessary expense when pricing & selling new construction homes. And in reality, most builders actually prefer buyers have their own agents because it gives the on-site agents time to welcome new customers & facilitate more sales.
So... why buy a new home on your own? Let a local real estate agent help you manage the new home buying process from the start! We're The Gaboury Team with Re/Max Real Estate. We would love to tour Spruce Grove & Stony Plain’s new home communities with you, and perhaps share some insight into locations you might not have considered.
